We manage development platforms funded by equity. Development spend is risk capital, and building a repayment obligation into a business with no revenue helps nobody.

Capital follows evidence.

Capital is committed against an approved budget and released as projects clear their milestones. Each one comes to the board on a paper carrying the evidence from the stage before, the scope and budget for the next, the open risks, and a recommendation.

Nothing moves on a promise, and the largest commitments sit behind the work that de-risks them.

Our interest sits with the project.

We are paid to manage these platforms, and we take an interest in the vehicles we manage. Both of those are true and we say so.

The interest is worth something only if the project reaches a position somebody will fund or buy, so our return depends on the same outcome yours does.

The figure carries no amounts, because they are set platform by platform. The terms, the governance and the reporting are in the platform overview, which goes to wholesale investors on request.

Committed to a programme of work

Against an approved budget, over a defined set of projects and a defined period.

Released against milestones

Drawn as projects clear their stages, each release put to the board on its own evidence.

Reported on a fixed cycle

Quarterly, against budget and by project, with anything that has moved against us stated plainly.

Independently checked before the large commitments

The diligence a lender will run later, brought forward to where it can still change a decision.

What we develop to.

We develop every position to a standard we would be willing to hold ourselves, and to the point where it is financeable. Where a platform takes a project after that is set out in the platform overview.
